Olivia Construction Update October 2020 Panaia Boulevard

Construction Update: Olivia’s Community Continues to Flourish Through 2020

As we head into the last quarter of what has been an unpredictable 2020, Olivia has nevertheless celebrated several milestones.

During the third quarter of 2020, titles were successfully delivered for 200 lots in Stages 1, 2 & 11. Stages 1 & 2 settlements have already taken place which means more than 150 new residents have joined the growing Olivia community.

We welcomed our 200th customer who purchased land at Olivia to build their dream home for the family and you can read about why they purchased at Olivia here. Continuing with expansion and development, civil construction works continue to advance across the estate. Sewer and drainage works in Stage 3, which is positioned towards the middle of the estate, are well underway and road excavations and service crossings have commenced. Stage 3 titles are expected in the second quarter of 2021.

The Olivia community continues to grow

Every month the community at Olivia grows with new buyers. Each person or family has a different reason for purchasing – to raise their family, upsize to their dream home or invest in their future. Having said this, the Olivia community has one thing in common: the people value a quality of life and ease of daily living – open green spaces, ease, convenience and accessibility.

With over 6.5 hectares of stunning green spaces including a 4.5 hectare sporting reserve and 2 hectares of landscaped parklands, Olivia’s location is ideal. It’s close enough to shopping and transport but away from the main freeway so it’s a little quieter than other developments. Rockbank train station is five minutes away, Melbourne’s Tullamarine Airport is a thirty minute drive, and shopping centres are all within a ten minute drive. A future Westfield Town Centre and Business park are also proposed within a five minute drive.

“You’re not far from anything, you’re not stuck in the middle of nowhere. It won’t take you half an hour to get anywhere, only five minutes to shops, schools and work – everything is close by. I can get to Woodlea shopping centre in 5 mins (opening soon) or I can get to Watergardens in 15 mins. I have access to both.” Franca

Imagine living in tree-lined streets walking distance from 6.5 hectares of parklands

Celebrating our 200th Customer – “Olivia is the ideal place for us”

At Olivia in Truganina, we’re celebrating our 200th customer this month.

In our blogs and social media, we often discuss why Olivia is an ideal place to raise your family, upsize to your dream home or invest in your future. With a range of land lots, house and land packages, and a convenient Truganina address, there is something to suit all tastes and budgets.

This time, you get to hear it from one of our future residents. Franca and her husband purchased land at Olivia to build their dream home for their family of four. They don’t plan to move again, so this decision was important and had to meet several criteria.

Franca shares with us why she and her husband decided on Olivia, when there are so many alternatives in Truganina and the Western Corridor of Melbourne.

I have access to both.” Franca.

Why did you purchase at Olivia?

“For us it’s the ideal location, not far from anything. It’s close to work, schools and shopping centres. I work at Woodlea and it’s only a 5 min drive. I like Olivia because out of all the developments in the area, it’s further away from the freeways and main roads, so it’s quieter. But it’s still close enough to all major roads to be wonderfully convenient for all of us.

The Woodlea Shopping Centre complex is only a 5 minute drive away and the train station in Rockbank is also only 5 minutes away. Watergardens Shopping Centre is 15 minutes away if I want more variety.

The Westfield Shopping Complex will be built in a couple of years which will be a great asset for the community. And it’s only 5-10 minute drive from Olivia.

We’re all looking forward to a quieter lifestyle. It’s a change, we’re so use to being on this side of Taylors Lakes and on this side of Taylors road. I wouldn’t have purchased at Olivia if it was the old Truganina, nearer to Tarneit. But it’s closer to Rockbank on the border and it’s part of the Melton City Council which we prefer.

Olivia has many advantages for a good lifestyle. The development itself is beautiful, and well thought out with a focus on lifestyle and ease of living. The blocks are bigger. The developers have paid attention to what really counts to support a quality of living every day.

For us, convenience, accessibility, not being far from anything and feeling connected to our wider community was really important. Olivia provides this.”

What sort of lifestyle are you looking forward to at Olivia?

“My family is looking forward to moving here to start a new chapter. We’re upsizing and building a larger home with more room, a larger backyard and a swimming pool.

We’ve lived in and built other houses in the area but we have never built our dream home. We’re planning for this to be our forever home. It’s ideal because we now have the larger block, a great community in a quality development and Olivia is close to everything.

My son and daughter look forward to a bigger bedroom and more space. They also appreciate the proximity of the train station to get into town and meet their friends. I like the fact I am close to work, so does my husband. We’re looking forward to a better quality of life at Olivia.”

“I wouldn’t have bought anything that was too far away. Accessibility and convenience is important to me and the estate is beautiful – lovely parks and spaces.”

How did Olivia compare to other developments in the area?

“Olivia has bigger blocks at better prices. It’s quieter, away from the main roads and highways but just as accessible to everything we need.”

With new land just released, call Olivia Estate and get in early

With three stages of the development already complete, the estate will soon have streetscapes, landscaped parks and homes. Olivia is on track to become a wonderful community of like-minded residents who want quality and convenience for a good lifestyle.

7 Questions to ask when choosing a house and land package

You’ve made the decision to buy a house and land package in Melbourne’s expanding Western corridor – great! The next step is to find the ideal development which meets your lifestyle needs.

Living in Melbourne’s West gives you the opportunity to create the lifestyle you’ve always wanted. The western corridor is rapidly growing with continuous investment in the region’s facilities and amenities. Living here gives you the freedom and space to move, without traffic congestion or the need to hurry. You’ll have more time with your family and friends or with yourself to do more of what you enjoy.

Asking the right questions up front leads to more informed decisions. Buying a home is a long-term investment so we’ve compiled a list of questions to ask builders when researching your house and land options in Truganina or Melbourne’s West.

1. What amenities and facilities are close by?

Find out what recreation centres, sports clubs, aquatic centres and community centres are close by. What do you like doing – golf, swimming, running, bushwalking, or going to temple and church? Do your kids like netball or soccer? Are there parks nearby for small children to play and for picnics?

At Olivia: These amenities may also be within the development. Olivia has 6.5 hectares of open spaces including a future 4.5-hectare sporting ground, and 2 hectares of family-friendly landscaped parklands, only a short walk from each property.

A future interactive 1.27-hectare feature park is proposed at Olivia which will include a state-of-the-art playground for all ages and abilities.

2. What sort of education and schools exist today, and are proposed in the area?

Ask about the education options in the area and whether they provide for all ages. Are there child-care centres, primary schools and high schools? Do you prefer public or private schools?

If they’re close to the development you’re interested in, your children might be able to walk to school. A walk to and from school can be an opportunity for kids to relax, breathe fresh air and enjoy time with friends.

At Olivia: There are four proposed schools within a 5-minute drive of Olivia. A state primary school is planned along Caulonia Drive directly adjacent to Stage 2 in Olivia. Another state primary, a non-government primary and a non-government secondary school are planned to be delivered to the east of Olivia. A selection of local schools can be found here

3. Is the location close to transport and shops?

How far do you need to travel to go shopping for groceries and can you shop for everything you need in your local area?

Depending on where you need to travel for your work or to see extended family and friends, find out about local public transport options. If you need to visit the CBD often, access is important as you don’t want to have to navigate traffic every day in a car.

Well thought out developments will provide for various transport options. How close is the development to the train station and is there parking? On a day to day basis, these conveniences make the difference between spending too much time in traffic or being at home with the family in time for dinner.

At Olivia: Olivia is just a 5-minute drive from the newly upgraded Rockbank train station and the Western Freeway for an easy commute into the city. There are also plans for another train station on Hopkins Road, 5-minutes east of Olivia.

Currently, there are four shopping centres in close proximity to Olivia with plans for two new town centres. The proposed Rockbank Town Centre will be less than 5km to the west of Olivia on Leakes Road. The town centre will span approximately 35,000 square metres and consist of an indoor shopping centre and village style high street, comprising specialty shops, supermarkets and cafes.

The proposed Mount Atkinson Town Centre will be the closest to Olivia, less than 3km east on Hopkins Road and the proposed Grand Boulevard. The town centre is planned to be anchored by a Westfield shopping centre.

4. Can I choose my own builder?

Some developments can be locked into particular builders so if you have a preference for a building company, then ask this question up front. At Olivia, we have a range of builders who provide house and land packages offering excellent value for money.

And, at Olivia you can choose your own builder to develop your ideal home.

5. How do I know if I’m financially ready?

Before you start looking for a new home, find out about your borrowing capacity. You’ll save yourself plenty of time with the hundreds of properties on the market by narrowing down your selection of house and land packages.

The major banks all have home loan calculators online that you can use to do some initial analysis. We’d recommend you speak to a bank home lender directly, or a local mortgage broker who knows the local developments, valuations and will help you determine your lending capacity.

At Olivia: If you’d prefer to speak with someone about your borrowing capacity both George and Tom are happy to have a chat.

George Tofa is a Mortgage Broker at Liberty. He can be reached on 0432 725 244.

Tom Kuo is a Mobile Lending Executive at Commonwealth Bank. You can get in touch with him on 0436 916 458.

6. How will I be kept informed of progress on my land?

How does the developer keep you informed about development, construction updates, reaching milestones and settlements? If your settlement is a year or two down the track, you’ll need to know what’s happening with your investment over this time.

For example, at Olivia, we provide quarterly construction update videos on our website. We send out emails regularly that increase in frequency as titles approach which include information about progress, valuations, statement of compliance, titles and settlement, and other industry news relevant to Olivia property owners.

You can also follow us on social media to stay in the loop with all things Olivia. We’re on Facebook and Instagram.

7. What government incentives are available?

Right now, there are several government initiatives that will help boost your investment in a new home. It’s money in your pocket to help you get a head start. Read our blog $35k+ worth of reasons to start building your dream home at Olivia in 2020.

HomeBuilder Update: Three month extension for construction commencement in Victoria

HomeBuilder Update – Three month extension for construction commencement in Victoria

The Australian Government’s HomeBuilder Grant provides eligible owner-occupiers $25,000 toward a new home. This covers a new home build, renovating an existing home or buying a home off the plan.

The guidelines are as follows: To access the grant, the home building contract has to be signed before 31 December 2020, with building to commence within three months of signing the contract.

However, with Stage 4 COVID restrictions in Melbourne, the Commissioner of State Revenue announced a 3 month extension to the grant. This means if you’ve been approved for the grant, you have 6 months from the date of signing the contract to start construction.

If you have land at Olivia but haven’t yet decided on the home you want to build, you now have more time to plan your ideal home.

Please remember that with this 3 month extension to start construction, applications for the HomeBuilder grant must still be received before 31 December 2020.

Are you eligible for the HomeBuilder grant?

The eligibility criteria to access this grant includes information about your income, residency, home owner status and the cost of the build. Please check the State Revenue Office of Victoria’s HomeBuilder page for more information.

The First Home Loan Deposit Scheme Extended by 90 Days

The First Home Loan Deposit Scheme Extended By 90 days

An ideal time to buy your first home

For first home buyers, there are many great reasons to start planning your new home at Olivia today. This includes the First Home Loan Deposit Scheme (FHLDS) for first home buyers. Once approved, the FHLDS has a 90 day window for successful applicants to find a home and access the scheme.

COVID restrictions have made it more challenging for people to get out and about and find property. In April this year, the federal government announced a 90 day extension to the scheme taking the stress out of having to find the right home in a hurry. You now have another 90 days, a total of six months to find a new home and access the FHLDS.

To find out whether you are eligible and how to apply for the First Home Loan Deposit Scheme, please have a look at the FAQ’s section of the Government’s website here.

Olivia will be releasing more exclusive land lots and house and land packages so register your details with us to stay informed.

What is the First Home Loan Deposit Scheme (FHLDS)?

The First Home Loan Deposit Scheme is a federal government initiative to help people buy into the property market. Usually first home buyers with less than 20% deposit need to pay lenders mortgage insurance (LMI), which can be up to $20,000 for a home valued at $500,000. That’s a substantial amount of money that can be otherwise used to pay the mortgage down.

With the FHLDS, you can buy a home with as little as 5% deposit without having to purchase LMI. Instead, the federal government acts as a guarantor for the remaining 15%, saving you thousands of dollars. Only 10,000 places are available every new financial year, and they are snapped up quickly. We recommend getting in touch with a participating mortgage broker sooner than later to determine your eligibility.

$35k+ worth of reasons to start building your dream home at Olivia in 2020

$35K+ worth of reasons to start building your dream home at Olivia in 2020

Planning to build a new home is an exciting time. It’s more than simply building a home to live, it’s about creating a lifestyle and a sense of place. Home is where we settle to restore and rebalance, where the family is nurtured and raised, and where we share a part of ourselves with friends and family.

The journey of building a home can be stressful if you don’t give yourself enough time. That’s why we’re encouraging you to start planning now. Creating the home you desire, regardless of your budget, can be an enjoyable process when you’ve given yourself time and space to plan.

Building a home is a 4-5 month process, so starting your home build plans sooner rather than later means you could be living at Olivia before the end of this year.

There are many good reasons to start building your dream home at Olivia in Truganina today. Here are six of them, starting with the most recent exciting announcement of the HomeBuilder Grant.

1. $25,000 HomeBuilder Grant

The Government has just announced the HomeBuilder Grant, as part of their Economic Response to the Coronavirus. HomeBuilder provides owner-occupiers (including first home buyers) with a grant of $25,000 to build a new home or renovate an existing home. To be eligible, the contract needs to be signed between 4 June 2020 and 31 December 2020 and construction must commence within three months of the contract date.

You can find out more on the Government’s Fact Sheet and Frequently Asked Questions. We will provide you with updates via email and Facebook, as they become available.

2. $10K First Home Buyers Grant

If you’re buying or building your first home in Melbourne valued up to $750,000, you may be eligible for a First Home Owner Grant (FHOG) of $10,000. The home must be less than five years old to be eligible for the FHOG.

3. The First Home Loan Deposit Scheme

The First Home Loan Deposit Scheme (FHLDS)  is a government initiative that helps people buy their first home. A deposit of 20% is normally required for a new home. If you have a smaller deposit, you often need to pay Lender’s Mortgage Insurance which can amount to thousands of dollars.

With the FHLDS, you can buy a home with as little as 5% deposit and no LMI, saving you potentially over $10,000 depending on your mortgage amount. As of July 1, 2020, another 10,000 places will be available. They get snapped up quickly so we’d recommend you look into this sooner rather than later.

4. Olivia construction is full steam ahead

Olivia construction is full steam ahead with both Stages 1 and 2 due to title in the coming weeks, and 20 new lots being launched in our Ionica Release on June 27.

5. Land valuations are healthy

With all kinds of predictions and market speculation occurring at the moment with COVID-19, property land valuations at Olivia are still on the increase, with healthy returns for investors who bought land two years ago. Our customers are getting positive bank valuations and confidence is high.

6. Take advantage of very low interest rates

Australia hasn’t seen interest rates this low since November 2012. And we don’t know when we will see them again. The opportunity to borrow money to build your dream home means more money in your pocket and toward your build instead of interest rates. Not only that, but you will also be able to pay off your mortgage sooner.

With the HomeBuilder Grant, the First Home Buyers Grant, and the First Home Loan Deposit Scheme, that’s $35K+ reasons to start building your home and $35K+ toward an investment in your future!

Are you ready to settle? Call the Olivia team to arrange your valuation.

Stage 1 titles are expected at the end of July, and construction on Stage 2 is almost complete with titles expected mid-August.

If you haven’t done so already, we can help you have your land valued and organise your finance. Valuations are available Wednesdays from 10:30-11:30am and Fridays from 2-3pm from 19 June to 17 July 2020. Your valuer can arrange the valuation through our Estate Manager, Christian Taverna, on 0422 871 939 to book their place.

For help with financing, we have George and Tom who are here to help you. George Tofa is a Mortgage Broker at Liberty with over 3 years’ experience running his own business, you can get in touch with him at 0432 725 244.

Tom Kuo is a Mobile Home Lending Executive at Commonwealth Bank, you can get in touch with him at 0436 916 458.

5 step guide to settlement and getting ready to build your new home

Now that you’re a proud owner of land at Olivia in Truganina, and planning a future for you and your family, the next step is to start creating your ideal lifestyle starting with a home. Your home is your sanctuary and building a home you will love to live in needs careful planning.

It takes on average about 4-5 months from the day you begin researching your options for a new home build, to actually starting the building process. Therefore, if you want to begin building soon after settlement, the planning needs to start now.

Planning for a new home build can be an enjoyable and exciting experience for everyone if you give yourself enough time. Here are 5 steps leading up to settlement to help you prepare.

What is property settlement?

Property settlement is the legal process of transferring the ownership of a property from one owner to another. There is a significant amount of paperwork and legal forms to sign and complete during this process. In Victoria, you must have either a conveyancer or conveyancing solicitor to finalise the process. You may choose to do the paperwork yourself, but you will still require a conveyancer or conveyancing solicitor to lodge the settlement. More about this below.

Step 1 – Exchange of contracts

The exchange of contracts occurred when you purchased a land lot at Olivia and paid your deposit. When construction is complete, the land titles will be released and available for final settlement. In the meantime, there are a few steps to get through.

Step 2 – Get your finances organised

If you haven’t done so already, you’ll need to have your finances organised to ensure that settlement is completed without any problems. Your mortgage broker or home loan provider needs time to review your current financial position to approve the funds for a home loan application.

You may choose to work directly with your bank or an independent mortgage broker to finance the mortgage. Both banks and mortgage brokers can provide competitive rates and exceptional service. Whichever you choose comes down to personal preference and perhaps prior relationships that may already be in place.

Step 3 – Start planning to build your home
It takes 4-5 months to actually begin the building process of your home from the day you start researching. This process takes time because building a home is exciting and you are spending more money than you have probably ever spent before. And you want to get it right for you and your family.

Give yourself plenty of time to make decisions about how your new home will suit your lifestyle, a growing family, the spaces you’ll need, the fixtures, fittings and the outdoor landscaping. All these decisions are less stressful when you have time and you’re not in a rush.

Starting the process well before settlement will make it easier on you and your family and means you’ll be in your home a few months after the settlement process is complete.

Olivia have partnered with a select group of builders who have a range of house and land packages and home designs for small and large land lots or you can choose your own builder.

Step 4 – Engage a conveyancer or conveyancing solicitor
A conveyancer or solicitor is necessary for final settlement of properties in Victoria. You can do your own conveyancing but the lodgement of the paperwork to complete settlement can only be done by a conveyancer or solicitor.

They are responsible for ensuring all the paperwork is prepared for the settlement and title transfer process by ensuring that all legal obligations are met. They also protect their client’s rights during the transaction.

If you’d like more information about settlement, contact the Department of Environment, Land, Water and Planning here. For a list of conveyancers in Melbourne, please click here and for further information about lodgement, visit the PEXA website

Step 5 – On settlement day
The big day arrives when many moving parts have to come together to complete a settlement. On settlement day, which is an agreed day, time and place, your conveyancer or conveyancing solicitor will meet with the seller’s representatives to finalise all legal documents. They will also organise for the balance of the purchase price to be paid to the seller.

The property is then transferred to you – the new owner. This process should run smoothly if all aspects of a settlement have been properly prepared.

Any questions about settling your land and property?

Construction is going full steam ahead as planned at Olivia and we are expecting Stage 1 and 2 titles for settlement in July 2020. Exciting times are ahead for you and your family.

The disadvantages of renting:

It’s not an investment – paying rent is a set amount of money leaving your bank account every month going toward paying off someone else’s mortgage.

Renting can be more expensive – the cost of renting steadily increases over the years due to inflation and property prices increasing. However, mortgage repayments reduce over the life of the loan as the principal is paid off and interest reduces.

Building maintenance is up to the landlord – if maintenance work is needed to your property, you’re in the hands of the landlord or property manager to get things done which can be frustrating.

Less flexibility in making it your own personal space – your home is your sanctuary with your personal touch. Not so easy to this sense in a rental property.

No long-term certainty – you may want to settle down for the long-term, but this is not assured when you’re renting. Your time in this home is largely dictated by the landlord who might sell or develop the property.

But what to do about a deposit?
Saving for a deposit is often the biggest roadblock to owning your own property. Sure, you might have more cash to spend for a better lifestyle today by not having to put money away for a deposit. But you’ll have more money in home equity down the track once you’re in the property market.

Even though Melbourne property prices are high, you can still get into the property market in places like Olivia at Truganina. The Deakin Business School recommends that younger people look for growing markets to buy property. Likewise, for investors who are looking to add to their property portfolio in regions showing promising growth such as Truganina.

There are first home buyer schemes and low deposit home loans available today making it much easier to enter the property market in Melbourne.
